LEASE TERMS AND CONDITIONS

1. Tenant expenses: The tenant is responsible for paying electricity, hot water, heating, internet, and telephone line.2. Liability insurance: The tenant must, at their own expense, obtain and maintain civil liability insurance of at least $2,000,000 for the entire duration of the lease. Proof of insurance must be provided at lease signing.3. Pets: No pets are allowed on the property.4. Subleasing prohibited: Subleasing and any form of short-term rental (such as Airbnb, VRBO, or similar platforms) are strictly prohibited.5. Non-smoking property: Smoking is prohibited inside the house, including electronic cigarettes. The consumption and cultivation of cannabis, even with a medical prescription, are also prohibited.6. First month’s rent: The first month’s rent must be paid upon signing the lease.7. Hydro-Québec: The tenant agrees to transfer the Hydro-Québec account into their name starting on the first day of occupancy.8. Snow removal: The tenant is responsible for snow removal of the front and rear balconies of the rented unit, as well as the stairs leading to the rear balcony.9. Background checks: All tenants must undergo, at their own expense, a full background check, including:- Credit check- Criminal record check- Proof of employment or income- Previous landlord references- Verification with the Administrative Housing Tribunal (TAL)These checks will be conducted by Trustii. The rental offer will be conditional upon the landlord’s satisfaction with the results. The landlord will have three (3) days to make a decision upon receipt of the results.10. Repairs and modifications: No modifications (drilling, painting, installations, etc.) are permitted without the prior written consent of the landlord.11. Tenant commitment: The tenant agrees to comply with these terms, conditions, and building rules, which form an integral part of the lease and must be respected at all times.12. Inclusion without warranty - Washer, dryer and the solar blind: The washer, dryer, and living room solar blind are left on the premises by the landlord as a courtesy and are included in the rental without any warranty regarding their condition or functionality. In the event of a malfunction, breakdown, or failure, the landlord is not responsible for repairing, replacing, or reimbursing these items. The tenant may, at their discretion, repair them at their own expense or dispose of them. If these items become defective or stop working, the tenant must remove and dispose of them at their own expense, and the landlord shall have no obligation in this regard.
