Lease TERMS AND CONDITIONS1. Utilities at the tenant’s expense: The tenant is responsible for paying electricity, hot water, heating, internet, and telephone services.
2. Liability insurance: The tenant must, at their own expense, obtain liability insurance with a minimum coverage of $2,000,000 for the entire duration of the lease. Proof of insurance must be provided at the time of lease signing.
3. Pets: No animals are allowed on the property.
4. No subletting: Subletting and any form of short-term rental (such as Airbnb, VRBO, or similar platforms) are strictly prohibited.
5. Non-smoking property: Smoking is not permitted inside the house, including electronic cigarettes. The use and cultivation of cannabis, even with a medical prescription, are also prohibited.
