The LESSEE acknowledges and agrees that subletting all or part of the property is strictlyprohibited without the prior written consent of the LESSOR.

The LESSEE agrees to maintain a peaceful environment and shall not cause excessive noise ordisturbances that interfere with the comfort or quiet enjoyment of the neighbors. In the event of repeated complaints or failure to comply, the LESSOR reserves the right to terminate the lease with written notice.

The LESSEE shall remit post-dated cheques for all unpaid rental periods remaining under the term of the Lease prior to taking possession of the Premises.

The LESSEE shall be liable for the first fifty dollars ($50) of any repair costs incurred withinthe premises.

The LESSEE shall provide a $200 security deposit for the keys, which will be refundable upon the conclusion of the lease term.

The LESSEE agrees to return the premises in the same condition as received, subject to normal wear and tear. Any damages, including holes in the walls, must be properly repaired and restored by the ESSEE prior to vacating the premises.The LESSEE must submit the following documents for consideration: updated proof of employment, arecent reference, and a complete pre-rental report from TRUSTII. Upon receipt of all requireddocuments, the LESSOR shall have a maximum of two (2) days to review and approve the application. If approval is not granted within this period, the offer shall be deemed null and void.

The LESSEE agrees to have the apartment professionally cleaned at their own expense prior to returning the keys and vacating the premises at the end of the lease term. Proof of professional cleaning may be equested by the LESSOR. Failure to comply may result in an invoice for cleaning services, which will be requested by the LESSOR.
